The hotel intelligence database tracks hotel properties — both competitive research comparators and Cooper House project hotels. It stores property details, associations, brand data, images, and competitive analysis.
Record Types

Hotel Phases
Hotels have a lifecycle independent of project delivery:

Chain Scale
Hotels are classified by market positioning:
- Luxury — Top-tier (e.g., Four Seasons, Ritz-Carlton)
- Upper Upscale — Premium (e.g., Marriott, Hilton flagship)
- Upscale — Upper-mid (e.g., Tribute Portfolio, Curio)
- Upper Midscale — Mid-tier
- Midscale — Value
- Economy — Budget
Key Concept: Property Brand vs. Flag Brand
This is an important distinction in Cooper House’s work:
- The property brand is the hotel’s own identity — “The Beekman” or “The Ellison”
- The flag brand is the chain affiliation — “Marriott Tribute Portfolio” or “Hilton Curio”
Cooper House designs property brands, not flag brands. The Intel system tracks both, linked via associations.
